Freeholders - identifying a freeholder

  • Do a local land charge search
  • Check any historical records that the relevant local authority may have (anything from old planning applications, references in minutes etc) and then work forward until you can find someone who exists and has the deeds to the property and can show that they own it.
  • Search any deeds
  • Check who the ground rent is going to
  • Check who service charges are going to – this must be registered by the solicitor when a property is sold
  • Contact the local Valuation Office for council tax banding records, (although this may be protected by data protection)
